F-12 G-12 Islamabad Launch Update 2026 Here Is the Official Position From FGEHA

ISLAMABAD: There always seems to be a rumor circulating in Pakistani real estate groups every so often saying that F-12 and G-12 have finally begun, balloting is imminent, and prices will be on the rise soon after. Come April 2026, the rumors were more widespread than ever before, reaching newspapers and even other social media sites as factual. The Federal Government Employees Housing Authority was quick to clear the air with an official statement confirming the exact opposite – that all the information had not yet been verified or confirmed.

The statement released by FGEHA from April 27–28, 2026, which was verified by Focus Pakistan through their official website. Both projects have reached the preliminary technical level only. There is no set launch date as yet. The project has not been approved by any executive body.

Where Both Sectors Currently Stand

It is significant to note the difference between F-12 and G-12 because this is often overlooked due to the widespread publicity on both sides. At this point in time, both sectors are currently at different levels in the planning process. Viewing them as one and giving them the same timeline is incorrect.

The other sector, F-12, is the more advanced one. In its planning process, FGEHA engaged M/S NESPAK (National Engineering Services Pakistan), which is one of the country’s most prominent consulting firms in the public sector for engineering projects, to develop a Layout Plan along with an evaluation of the built-up properties. The existence of built-up properties in F-12 is one of the most prominent complexities that the project is facing during its implementation. There are people residing with their structures on some part of the land intended for development, and their compensation is essential before the plan can be completed.

Sector G-12, however, finds itself at a somewhat more nascent stage. PC-I for G-12 is still being processed for approval while its layout plan is still under preparation. The FGEHA has made it known that it has yet to decide on whether sectors F-12 and G-12 shall be released simultaneously or F-12 shall be released prior to G-12.

The Problem of the Built-Up Properties

While not receiving the proper recognition within real estate reporting on F-12 that they deserve, the problem of the built-up properties in F-12 can be considered an issue. The Zone-1 sectors in Islamabad, which is a grid made up of sectors consisting of residential and commercial lands, has been surveyed by the Capital Development Authority many decades back. However, what is problematic in these sectors is that some parts are already developed, with settlements created by people using the lands meant to be developed in the future.

The responsibility of the FGEHA in safeguarding the rights of the local inhabitants, as mentioned in the statement issued by it in April 2026, is more than just a PR measure. This is because any developmental activity that leads to the displacement of existing inhabitants without due compensation will face litigations and other hindrances which have delayed many housing schemes in Pakistan. It is therefore imperative for NESPAK to conduct an assessment of all the developed lands in F-12.

40,000 Applications, Updated Prices, and Information for Applicants

F-12 G-12 Islamabad launch update initially went online on August 27, 2023. When applications were submitted on October 10, 2023, FGEHA had already gotten over 40,000 applications in various plot sizes, which was well beyond what the organization had expected. This clearly indicated how much people wanted government-approved residential plots in Islamabad.

Applications, Price Changes, and Guidance for Applicants

The application process for the F-12 and G-12 projects started on August 27, 2023. As the application process ended on October 10, 2023, the FGEHA had received more than 40,000 applications for different sizes of plots. This shows that people were quite interested in having government approved residential plots in Islamabad.

It is not an abstract notion as far as the danger of being misled goes. The real estate industry of Pakistan has witnessed how prices have moved in a speculative way as a result of the rumors about launch dates that have proven to be false and that worked to the advantage of dealers and agents who had stock while causing losses to those consumers who bought the property on the basis of the false expectation of a confirmed launch date.
